model home, there are some important things you should know about buying a home that has
just been built, is under construction, or is to be built from a model plan. Here are some
questions and answers you may have about buying a newly constructed home.

1 "Won't it cost
me more to use The Buyer's Agentsm?" No.
Most builders realize the value of working with real estate agents and build the standard

start looking and then call you when we're ready to buy?" Unfortunately not. Once you have visited a model home in a
sub-division, a builder can claim that he or she was the first to show the properties and
refuse to let you have representation "after the fact". To be sure that your
interests are protected, call us before you start looking.
3 "Can't we get a lower price if we buy directly from the
builder?"
Probably not. Builders rarely discount the
price of a new home when dealing directly with a buyer. Our agents are trained to

homes need to be inspected?"
Yes. Even new homes can have hidden defects

plans?"
Not necessarily. Most new homes are built
from a model plan purchased by the builder. Even a slight alteration of the building plan

appliances from the builder's selections?"
Not always. While some builders will pass
along discounts to their customers, many steer buyers to suppliers that provide

builder find a better deal on a mortgage or require us to use a certain lender, title
company or insurance agent?" Absolutely
not. You always have the right to select your own service providers. Sometimes builders
will encourage buyers to use certain providers because they offer premiums for referrals.
The cost of these premiums is typically added to the cost of the service, which ultimately
means you pay for it. |

we deal directly with the builder, won't our interests be protected?" No. Remember, builders are business people. They are going to be
